    The highest prices come when more than one buyer wants the same home. That does not happen by accident. It happens when the price is credible, the marketing is strong and the launch is focused, so serious buyers see the home at the same time.

    When buyers know others are looking, they act faster and offer more confidently. When a home has been sitting, they take their time and offer less. Our job is to build the first situation and avoid the second.

    Negotiation Protects Your Final Sale Price

    Everything you did to earn a strong offer can be lost at the negotiating table. Price is only one part of an offer. Conditions, deposit, closing date and terms all carry real value, and an experienced negotiator knows how to trade them.

    Negotiating from a position of strength starts long before the first offer arrives. It comes from accurate pricing, strong buyer interest and a clear understanding of your priorities. That is what protects the number you walk away with.

    National & Provincial Context
    • Bank of Canada: the policy rate was held at 2.25% on September 2, 2026, unchanged since October 2025. The next announcement is October 28.
    • CREA forecast (July 2026): the national average home price is forecast to rise 1.1% to $686,710 in 2026, with Ontario the only province expected to see annual sales increase.
    • New-build incentives: Ontario's enhanced HST rebate (up to $130,000 on agreements signed April 1, 2026 to March 31, 2027) and the federal first-time buyer GST rebate (up to $50,000) apply to new homes, not resale. They still matter, because some of your buyers are weighing your home against a new build.
