01History & Character

Ilderton's story starts in the 1820s, when the first settler families arrived and began clearing farms in what was then London Township, north of the young town of London.

The name came later, and it came from across the Atlantic. In the 1860s, when the community got its post office, it was named after Ilderton, a small village in Northumberland in the north of England. A little piece of the English borderlands ended up on the map of Middlesex County.

The railway changed everything. In 1875, the London, Huron and Bruce Railway built a station in Ilderton. In the late 1860s the village was home to only a few dozen people, and within about twenty years that number had grown several times over. Hotels, banks, stores, mills and a grain elevator followed, and Ilderton became a shipping point for livestock and farm goods headed to London and the Canadian West.

By the 1990s the rail lines were gone, but the village didn't fade. The railway still echoes in the name of the Ilderton Rail Trail, and the agricultural roots it built are celebrated every fall at the Ilderton Fall Fair. Run by volunteers with the Ilderton Agricultural Society, it is one of the largest country fairs in Southern Ontario, with livestock shows, 4-H competitions, homecraft exhibits, a tractor pull, a demolition derby and the midway.

In 1998, London Township merged with Lobo and Delaware townships to form today's Municipality of Middlesex Centre. Ilderton became one of its main villages, and its municipal office sits right on Ilderton Road.

02Schools

For families, Ilderton has an elementary school right in the village. Oxbow Public School, part of the Thames Valley District School Board, serves students from Junior Kindergarten through Grade 8.

Secondary students travel to schools outside the village, with public options through the Thames Valley District School Board. Catholic families are served by the London District Catholic School Board. And because Ilderton sits so close to London's north end, Western University and Fanshawe College are an easy drive.

Important: school boundaries can change as new subdivisions come online. Before any offer, confirm the specific address directly with the school board.

03Parks & Lifestyle

In 2026, the Ilderton Arena reopened after a major renovation. At the celebration, the mayor called it “the heart of this village.”

The renovation brought a modernized ice plant, a new lobby and dressing rooms, accessible washrooms and new boards and glass. The arena is home ice for local minor hockey and the skating club.

The Ilderton Rail Trail starts at Junction Park and winds through the village. It has paved sections through the trees, quieter unpaved stretches past open fields, a branch to Deerhaven Optimist Park and a children's Storybook Trail. Add the sports fields and ball diamonds, the Ilderton Curling Club, a seasonal Saturday farmers' market and a handful of local restaurants, and you have a village with a real social calendar.

Big-box shopping and groceries are easy too. London's Hyde Park shopping district is about ten minutes away, and Masonville is not much farther. That convenience is one of the biggest reasons buyers choose Ilderton over villages that are farther out.

04Housing Stock & Buyer Fit

Ilderton's housing comes in three distinct layers.

Village Core

Established homes on mature, tree-lined streets that carry the character of Ilderton's railway-town past.

Newer Subdivisions

Modern detached homes, bungalows and townhomes on the village edges, with sidewalks and green space built in, plus housing for buyers 55 and up.

Rural & Estate

Country properties in the surrounding area for buyers who want acreage, a workshop or room to breathe.

Best fit: young families who want an elementary school in the village and a yard; move-up buyers who want more space while staying minutes from London's north end; and downsizers who want a quieter village pace close to the city.

May not fit: anyone who wants to walk to a full grocery store, rely on public transit or be steps from nightlife. Day-to-day life in Ilderton runs on a car, even if the drive is a short one.

05Ilderton's Place in the Market

Ilderton is one of the closest true villages to London, sitting just north of the city's growing north end. It offers a small-town address and a short drive to everything London has to offer.

That proximity draws steady interest from buyers who want more space and a slower pace without a long commute. As London has grown northward, Ilderton has grown with it, adding new neighbourhoods while keeping its arena, its fair and its main-street identity. That blend of convenience and character is what puts Ilderton on so many buyers' shortlists.

06Insider Insight: Buying in a Village

Here's what Ryan Hodge and Sandra Tavares, London, Ontario Real Estate Brokers, tell buyers looking at a village like Ilderton. A village purchase comes with a different checklist than a city purchase.

  1. Servicing. Homes in the village and homes on the surrounding concession roads are not always serviced the same way. A rural property may rely on a private well and septic system, which changes the inspections, the insurance and the conditions you'll want in your offer.
  2. School zones. In a growing village, catchments can change as new phases are built. Confirm with the board before you commit.
  3. New versus resale. A brand-new home and an established home a few streets apart can carry very different value once you factor in finished basements, landscaping, fencing and upgrades. Comparing them fairly takes street-level knowledge.
  4. The drive. Ilderton is close to London's north end, but test your actual commute at rush hour, to your actual workplace, before you buy.
